Mike Kirby

Chairman and Director of Research

Mike is the co–founder, Chairman and Director of Research of Green Street Advisors, the preeminent provider of research on Real Estate Investment Trusts (REITs) and the commercial real estate industry. He has headed the firm's research efforts since 1985, and has provided thought-leadership on important industry topics, including capital structure, corporate governance, performance measurement, valuation, and capitalized expenditures, that has helped shape the REIT market as we know it today. Green Street's public market research encompasses over 100 companies across North America and Europe. The firm's research on commercial property markets is supported by its unrivaled familiarity with the wealth of information available from the public market as well as its deep understanding of private market-level fundamentals. Mike has authored hundreds of influential reports on real estate-related issues, including company-specific reports on dozens of REITs throughout virtually every property sector. He is the architect of Green Street's highly successful commercial real estate and REIT valuation models.

Mike is a recipient of NAREIT's Lifetime Achievement Award, in recognition of contributions made to the industry. He is currently a member of the National Association of Real Estate Investment Trusts' Institutional Advisory Panel to the Board of Governors and plays an active role in its investor outreach initiatives. Mike is often quoted, interviewed and featured in the financial press and speaks frequently at real estate industry conferences (e.g., NAREIT, Pension Real Estate Association, International Council of Shopping Centers, etc.). He earned his M.B.A. in Finance from the University of Chicago and his B.S. in Finance from Arizona State University.

Craig Leupold

President

Craig is Green Street's primary liaison to the investment community and oversees the firm's client relationships and interactions. He is very active in the firm's research processes. Prior to becoming President in October 2007, he established and managed the firm's residential research efforts, covering the apartment, student housing, and manufactured housing sectors. Craig is a member of the National Multi-Housing Council (NMHC), a four-time recipient of Realty Stock Review's Outstanding Analyst award, and a recipient of Zacks' Five-Star Analyst award in 2001. In 2006, he was recognized as the fourth most influential person in the multifamily industry by Multifamily Executive. Craig is an active participant and speaker at real estate industry events. His 20+ years of industry experience includes real estate consulting at Kenneth Leventhal & Co. and real estate finance at Union Bank of California. Craig earned his M.B.A. in Finance/Real Estate from Columbia University and B.A. from University of California, San Diego.

Adam Markman

Managing Director

As Managing Director of Green Street's consulting group, Adam runs our exclusive joint venture with Eastdil Secured, a leading real estate investment bank. Additionally, he is a member of Green Street's Board of Directors and guides our REIT investment fund. Adam has been widely quoted in the financial media and is a frequent speaker at real estate industry events. He is a member of the Urban Land Institute (ULI) and NAREIT. Adam joined Green Street in 1994; he has led Green Street's consulting group since 1997 and previously served as a REIT analyst. Before joining Green Street, Adam was a Senior Real Estate Consultant at Kenneth Leventhal & Co. He earned his M.B.A. in Finance/Real Estate from Columbia University and B.A. from University of California, Berkeley.

Jim Sullivan

Managing Director

Jim manages Green Street's North American REIT research team. At different points during his 19-year Green Street career, he has been lead analyst for a variety of property sectors – malls, strip centers, health care, office, industrial, self-storage, and manufactured home communities. Jim has been quoted widely in the financial media and has been recognized as an All-Star REIT analyst by the Wall Street Journal. He is a member of NAREIT and the International Council of Shopping Centers (ICSC). Prior to Green Street, Jim worked for 10 years as a real estate investment banker and mortgage lender at Bank of America in Los Angeles and Manufacturers Hanover Trust in New York. He earned his M.B.A. in Finance/Real Estate from Columbia University and his B.A. in Economics from Duke University.

Warner Griswold

Chief Operating Officer

Warner is an executive member of Green Street's Board of Directors and strategic committee, and oversees the firm's internal functions, including Finance, Accounting, Technology, Compliance, and Human Resources. He began his career at Ocwen Financial Corporation, where he worked in portfolio acquisitions of real estate and loans. After joining Green Street, Warner served as a research analyst from 1996 to 2004, covering health care, self storage, and other sectors. He became COO in 2004 and played an integral role in Green Street's ten-fold growth by developing infrastructure across several departments and hiring and developing a deep bench of personnel. Warner has served as an Adjunct Professor at the University of California, Irvine's Graduate School of Management, where he taught classes in Real Estate Capital Markets. He is a Chartered Financial Analyst (CFA) charterholder and earned his B.A. in Economics/Management from Brown University.

Michael Knott

Managing Director

Michael leads Green Street's research teams covering the office and self-storage property sectors. He has previously overseen the firm's industrial, data center, and lab space research. Michael is a two-time winner of the Wall Street Journal's "Best on the Street" award for the real estate category. He is also a member of the National Association of Industrial and Office Properties (NAIOP). Prior to joining Green Street in 2002, Michael worked in REIT investment banking at A.G. Edwards. He is a Chartered Financial Analyst (CFA) charterholder and earned his B.A. in Economics from Indiana University.

Cedrik Lachance

Managing Director

Cedrik has been with Green Street since 2004 and manages the research team covering the retail sector. From 2006 to 2009, he co-managed Green Street's research team covering the office property sector and led coverage of the U.S. and European industrial property sectors. Cedrik won the Wall Street Journal's "Best on the Street" award in the real estate category in 2008. He is a member of the International Council of Shopping Centers (ICSC) and NAREIT. His prior experience includes investment analysis with Sun Life Financial and REIT research at Fiduciary Trust Company International. Cedrik earned his M.B.A. from the Tuck School of Business at Dartmouth. He also holds a Master's in International Relations from the University of Toronto and a B.A. in History from Université Laval.

Andy McCulloch

Managing Director

Andy leads Green Street's Private Market Research & Quantitative Analytics team, which produces market-level research and analytics on the commercial real estate markets. His team also handles custom projects and data support for U.S. and European research teams. With 85% of real estate not owned by public REITs, Andy and his team help bridge the gap between the public and private ownership of real estate and help clients value real estate in the context of the broader capital markets. Prior to launching Green Street's private market efforts in 2013, Andy led Green Street's coverage of the Residential REITs for eight years, covering apartments, student housing, and manufactured housing. As a leading real estate research analyst, Andy has been quoted in the Wall Street Journal, Barron's, Forbes, Grant's, and The Financial Times, among other industry publications. He is a member of the National Multi-Housing Council (NMHC) and served on NMHC's Emerging Leaders Committee. Prior to joining Green Street in 2005, Andy spent three years at PLX Systems working on valuation analytics for intellectual property. He is a Chartered Financial Analyst (CFA) and earned his B.S. and M.B.A. in Finance from the University of Southern California.

Dave Bragg

Managing Director

Dave leads Green Street's Residential Research team, covering apartments, student housing, and manufactured housing. He is a member of the National Multi-Housing Council (NMHC). Prior to joining Green Street in 2013, Dave developed and led the REIT effort at Zelman & Associates. Before that, he was a member of Institutional Investor's #1 ranked REIT team at ISI and Merrill Lynch. Dave earned his B.A. in International Relations from Tufts University and M.A. in International Business from the University of Florida.

John Stewart

Senior Analyst

John manages Green Street's industrial and technology sector team. Prior to joining Green Street in 2008, he was Vice President and lead analyst covering U.S. REITs for Credit Suisse. John's experience also includes REIT research with Citigroup and Merrill Lynch, leveraged finance at Natexis Banque Populaires, and credit analysis with Bank of America's corporate finance division. He is a member of the CFA Institute and the New York Society of Securities Analysts. He earned his B.S. in Accounting from Oklahoma State University and is a Chartered Financial Analyst (CFA) charterholder.

Peter Rothemund

Analyst

Peter is a generalist who focuses primarily on overall REIT valuation and topics that affect all REITs. He joined Green Street in 2004. Prior to Green Street, Peter was an analyst at NERA Economic Consulting, where he focused on securities class actions. He is a CFA charterholder. Peter graduated with a B.E., summa cum laude, from Vanderbilt University.

Phil Owens

Manager, Consulting

Phil joined Green Street in 2009 and is a manager in the consulting group. He has over 12 years of real estate and capital markets experience. Phil earned a B.S. in Business Administration, with a concentration in Finance, from the University of Southern California and an M.B.A. from the University of California, Berkeley. He is a Chartered Financial Analyst (CFA) charterholder.

Jason Moore

Analyst

Jason is a research analyst on the quantitative analytics team. He is a generalist, primarily responsible for overall REIT valuation and creating tools to help our analysts and clients make better investment decisions. He joined Green Street in 2010. Previously, Jason was a fixed-income credit research analyst at Bradford & Marzec, LLC. He is a Chartered Financial Analyst (CFA) charterholder and graduated with honors in Business Finance from California State University, Long Beach.

Jed Reagan

Analyst

Jed is a research analyst covering the office sector. He has been with Green Street since 2010. His prior experience includes financial analysis with United Airlines and portfolio analysis with Jeffrey Slocum & Associates, an institutional investment consulting firm. Jed earned an A.B. in Biological Anthropology from Harvard College and an M.B.A. from Columbia Business School.

Jason White

Analyst

Jason has been with Green Street since 2010. He covers the shopping center sector. Prior to Green Street, Jason worked at Ernst & Young in its M&A transaction tax division and with a multi-family investment company. He is a Certified Public Accountant (CPA) and a member of the International Council of Shopping Centers (ICSC). Jason graduated from Brigham Young University with a B.S. and Master's in Accounting.

Laurie Hauck

Vice President

Laurie joined Green Street's Dallas trading desk in April 2003. Her trading experience includes over 15 years with Donaldson Lufkin & Jenrette, Rauscher Pierce Refsnes, and Merrill Lynch in Dallas and Chicago. Laurie earned her M.B.A. in Finance from University of North Texas and B.B.A. from Texas A&M University.

David Alexander

Vice President

David joined the Green Street trading desk in 2008. He brings over 20 years of trading experience and has managed trading desks at Hoak, Breedlove, Wesneski, and Southwest Securities. David also spent four years on the buy side as the trader of a hedge fund. He is a former President of the Dallas Security Traders Association. He holds a B.S. from Henderson State University.

Anthony Scalia

Director, Institutional Sales

Tony manages Green Street's institutional sales efforts. Prior to joining Green Street in 2005, Tony was the Regional Director for Prudential's defined contribution group. He has also held senior sales positions with New York Life, Delaware Investors, and Met Life. Tony holds a B.S. from Ohio State University and an M.B.A. from University of Arizona.

Tim Joy

Vice President, Institutional Sales

Tim joined Green Street in 2005 and is the lead on domestic and international accounts as part of the institutional sales team. From 2008 to 2011, he helped establish and lead the institutional sales team based in London. Prior to Green Street, Tim held senior research sales positions with a number of regional/boutique investment banking firms. He brings 30 years of experience from the buy side and sell side of institutional money management. Tim holds a B.S. from Oregon State University.

Scott Bell

Vice President, Institutional Sales

Scott joined Green Street's institutional sales team in 2008. Prior to joining Green Street, Scott held senior institutional sales positions with JPMorgan and Prudential Equity Group. Scott brings over 14 years of general and REIT-specific institutional sales experience. He holds a B.S. and a B.A. from the University of Alabama.

Damon Scott

Managing Director, Subscription Sales

Damon has managed the subscription sales team at Green Street since 2006. Prior to joining Green Street, Damon spent twelve years in sales and account management for Rockwell and JDSU. Damon is a member of the National Association of Real Estate Investment Trusts (NAREIT) and Pension Real Estate Association (PREA). Damon received a B.S. in Engineering from the University of Illinois.

Kris Hoffman

Institutional Sales

Kris joined Green Street's institutional sales team in 2012, bringing more than 10 years of financial services industry experience. Previously he held senior sales and account management positions at Charles Schwab and Churchill Management Group and was an associate in PIMCO's funds analytic group. Kris holds a B.A. from Concordia University and M.B.A. from University of California, Irvine.

Kevin Johnson

Manager, Subscription Sales

Kevin joined Green Street's subscription sales team in Newport Beach, California, in 2009. Prior to joining Green Street, Kevin spent 10 years in sales and project management with Bloomberg and Interactive Data in their Fixed Income Analytics division. During his time with Bloomberg, he spent four years on the PIMCO trade floor as a project manager responsible for a proprietary trade order management system still in use today. Kevin graduated with a B.A from California State University, Fullerton.

John Hornbeak

Institutional Sales

John joined Green Street's institutional sales team in 2013 after more than two years on the research side at Green Street covering health care, lab space, and industrial REITs. Previously, he worked in real estate private equity for institutional investors at Lowe Enterprises and TriPacific Capital. John holds a B.S. from Stanford University and M.B.A. from Oxford University.

Michael Kao

Managing Director, Technology

Michael joined Green Street in 2000 and currently manages the technology group. He is responsible for designing and implementing Green Street's various software applications. Michael graduated cum laude with a B.S. from University of California, San Diego.

John Lutzius

Managing Director, International

John leads Green Street's European research effort based in London. His prior roles at Green Street include Chief Executive Officer, President, and Senior Research Analyst. While a U.S. analyst, John authored research reports on over 40 real estate companies in a variety of property sectors. He is a two-time winner of the Wall Street Journal's "Best on the Street" award in the REIT category. Before joining Green Street, John worked in the treasury department of Citibank in New York and the leveraged lending group of Security Pacific National Bank in Los Angeles. He earned an M.B.A. from Northwestern University and a B.S. from the State University of New York at Albany. His professional affiliations include the National Association of Real Estate Investment Trusts, the European Public Real Estate Association, the Asian Public Real Estate Association, the Urban Land Institute, and the Young Presidents Organization.

Richard Martin

Vice President, Trading and Sales Manager

Richard joined Green Street's European trading operation in 2009. He has nearly 30 years of experience in trading, sales, and trading management in London and New York. Previously, Richard served as a senior sales trader and Head of the Nordic Team specializing in property stocks at Kaupthing Singer & Friedlander. His experience also includes senior trading positions at Danske Securities, BBV LatInvest, and SE Banken Enskilda. He started his career as a stockjobber at Wedd Durchlacher Mordunt & Co. Richard is a Financial Services Authority Registered Representative.

Robin Russel

Operations Director

Robin joined Green Street's London office in 2008 with responsibility for all operational and compliance aspects of the business outside North America. Prior to Green Street, he spent six years in London as co-founder and Operations Director for the Interest Exchange and the Property Investment Market, which created a new stock exchange for publicly traded property assets. For the previous eight years, he worked for Jardine Matheson & Co. and WorldWide Shipping Agency in Asia. Robin holds a BEng in Mechanical Engineering from the University of Edinburgh.

Adam Shapton

Institutional Sales

Adam joined Green Street's institutional sales team in November 2012. Prior to Green Street, Adam worked in Institutional Equity Sales at Macquarie Securities in London and before that at Fox-Pitt Kelton, the financial services focused investment bank. Adam began his career in the Corporate Finance division of Numis Securities, having completed a degree in Politics at the University of Nottingham.

Jamie McDevitt

Institutional Sales

Jamie joined Green Street's institutional sales team in London in 2010. Prior to Green Street, Jamie worked as Director of Marketing for Sir John Beckwith's Alpha Real Capital and as Manager with the Corporate Finance team at Jones Lang LaSalle in London. Jamie began his career with five years in relationship management at Moody's Investors Service in New York before completing his M.B.A. at New York University, majoring in Finance.

Peter Papadakos

Senior Analyst

Peter covers the European continental market from Green Street's London office. Before joining Green Street in 2010 he spent seven years as a research analyst for JPMorgan Securities; Property Investment Research, a pre-eminent Australian independent property research company; and various real estate private equity funds. He received a first class MSc (Hons) in Real Estate Finance and Investment from Reading University.

Ben Richford

Analyst

Ben has been a member of Green Street's UK research team in London since 2009, focusing on the Office and Industrial sectors and London Specialists. Prior to Green Street, he spent three years with JPMorgan Cazenove's UK Real Estate Corporate Finance team and five years in Ernst & Young's Real Estate practice. Ben received a B.A. (Hons) in Economics from Durham University and is a qualified Chartered Accountant.

Hemant Kotak

Analyst

Hemant is part of Green Street's U.K. research team in London and focuses on the UK Majors and the UK retail sector. He joined Green Street in 2008, prior to which he spent four years with Blackrock and two years in financial analysis with BT. Hemant is a Chartered Financial Analyst (CFA) charterholder. He was awarded a BSc in Economics with Business Finance from Brunel University and is a Chartered Management Accountant.

Zubeen Khan

Institutional Sales Trader

Zubeen joined Green Street's European trading operation in 2009. He is also responsible for Green Street's trading technology platforms and software. Previously Zubeen spent over two years in Derivatives and Cash Equity Sales Trading (Risk Arbitrage) at JP Morgan.

Rosemary Pugh

Manager, Marketing

Rosemary leads Green Street's marketing effort and serves as the company's central point of contact with the media. Previously she was a member of Green Street's research team where for three years she played a key role in enhancing the firm's health care REIT coverage. Prior to Green Street, Rosemary managed a valuation team for RSM EquiCo, did strategic consulting for Interliance, LLC, and worked in corporate finance for Chase Manhattan Bank. She has published articles in the Los Angeles Times and Wall Street Journal Europe among other publications. Rosemary holds an M.B.A. in Finance from Columbia University, where she was a member of the Beta Gamma Sigma honor society, and a B.A. degree from Harvard University.

Charles Boissier

Analyst

Charles has been part of Green Street's London research team since 2008, focusing on the European continental market. Before Joining Green Street he spent two years with Lehman Brothers in equity research and structured finance. He graduated with Honours (Specialisation in Finance) from the MBA programme at ESSEC in Paris. Charles is a Chartered Financial Analyst (CFA) charterholder.

Jeff Theiler

Analyst

Jeff leads Green Street's health care and lab space coverage. Prior to Green Street, he spent five years in real estate investment banking at Lehman Brothers and Banc of America Securities. He earned his M.B.A. from the University of North Carolina. Jeff also holds an M.S. in Environmental Science from Tulane University, and a B.S. in Biology from Vanderbilt University.

Michael Vranich

Managing Director

Michael runs Green Street's North American trading operation in Dallas, Texas. Prior to Green Street, he was the REIT equity trader for ISI Group and for Bear Stearns in New York. Michael has 10 years of experience in the REIT equity execution and block trading business. He has a B.A. from Vanderbilt University and an M.B.A. from Washington University in St. Louis.

Lukas Hartwich

Analyst

Lukas manages Green Street's lodging sector coverage. Green Street's lodging team won the Wall Street Journal's "Best on the Street" award in the hotels and casinos category in 2012. With the company since 2006, Lukas formerly was lead analyst covering tech-oriented real estate, including data center and wireless communication tower properties. He has also worked with Green Street's macro, office, industrial, lab space, and self-storage teams. Lukas graduated with a B.S. in Finance, summa cum laude, from the University of Arizona. He is a Chartered Financial Analyst (CFA) charterholder.

Matt Wokasch

Analyst

Matt is a research analyst on the quantitative analytics team. He is a generalist primarily responsible for overall REIT valuation and maintaining data consistency across all sectors. He joined Green Street in 2006 as part of the office and industrial group. Matt earned his M.B.A. from the University of Wisconsin-Madison. He is a CFA charterholder.

Andrew Johns

Analyst

Andrew is a research analyst in the residential sector. With the company since 2007, he previously was an analyst covering regional malls. Andrew is a Chartered Financial Analyst (CFA) charterholder and a member of the International Council of Shopping Centers (ICSC). He graduated cum laude from the University of Southern California.

Chris Chan

Manager, Technology

Chris is a manager in the technology group, primarily focused on web development. Prior to joining Green Street in 2005, he worked as a consultant for Provenir, makers of workflow and decision-making software and as a network security consultant with Verisign. Chris earned his M.Eng. in Operations Research and Industrial Engineering and B.S. in Electrical Engineering from Cornell University.

Kathy Chamberlain

Manager, Human Resources

Kathy manages Green Street's Human Resources effort in Newport Beach, California, and brings over 10 years of Human Resources experience to the firm. Prior to joining Green Street in 2009, Kathy held Human Resources roles at various organizations, including Irvine Company, Johnson & Johnson, KPMG, and Accenture. Kathy graduated from University of California Los Angeles with a B.S. in Psychology and a specialization in Business Administration. She also has a Master's in Industrial Organizational Psychology from San Francisco State University. Kathy holds her Professional in Human Resources (PHR) certification.

Robyn Francis

Manager, Compliance

Robyn joined Green Street in 2000. She manages Green Street's compliance program, including monitoring all systems currently in place, registration, surveillance, and branch and regulatory audits, along with implementing new systems. She is the point person for interaction with the regulators.

Dirk Aulabaugh

Senior Director, Consulting

Dirk joined Green Street's consulting team as a Senior Director in January 2012. He brings 20 years of experience in real estate transaction, restructuring, valuation, and consulting. Prior to joining Green Street, Dirk was a Senior Director with Alvarez & Marsal Real Estate Advisory Services. Dirk earned a B.S. in Business Administration, with a concentration in Finance, and an M.B.A., with a concentration in Real Estate, from the University of Florida.

Eric Lovett

Institutional Sales

Eric joined Green Street Advisors in Jan 2011 with over 10+ years of institutional experience. Prior to Green Street he has held institutional sales roles at Capital Institutional Services (CAPIS) and A.G. Edwards (now Wells Fargo Securities). He started his career at OppenheimerFunds as the Equity Desk Liaison in New York. Eric graduated with a joint MBA, MS in Finance from the Daniels College of Business at the University of Denver, and a B.S. in Business Administration from Colorado State University.

Murrie Holland

Institutional Sales

Murrie joined Green Street's institutional sales team in 2005. He has more than 11 years of financial services industry experience. Prior to joining Green Street, Murrie worked in the asset management department for wealth management firm Diesslin & Associates. He later worked in the mortgage finance department for Homecomings Financial. Murrie holds a B.B.A. from Baylor University and an M.B.A. from Southern Methodist University.

William Shannon

Associate, Trading

William joined Green Street in 2009 and manages the firms North American trading platforms. His trading coverage consists of several U.S. and international investment companies. William graduated with a B.B.A. in Finance from Southern Methodist University, where he was a Distinguished Business Scholar.

Scott Lee

Associate, Trading

Scott joined Green Street in January 2012. His experience includes six years as a trader and market maker for FBR & Co. in the Washington, D.C. area. Scott graduated in 2005 from Loyola University in Baltimore, Maryland, with a B.A. in Business Economics.
