Mike is the co–founder, Chairman and Director of Research of Green Street Advisors, the preeminent provider of research on Real Estate Investment Trusts (REITs) and the commercial real estate industry. He has headed the firm's research efforts since 1985, and has provided thought-leadership on important industry topics, including capital structure, corporate governance, performance measurement, valuation, and capitalized expenditures, that has helped shape the REIT market as we know it today. Craig is President of Green Street Advisors, the preeminent independent research and advisory firm concentrating on the commercial real estate industry in North America and Europe. As President, he is Green Street's primary liaison to the investment community and oversees the firm's client relationships and interactions. Craig plays a prominent role in setting strategy, assessing new markets, products, and service offerings, and overseeing most aspects of the firm's business. Prior to becoming President in October 2007, he established and managed the firm's residential research efforts, covering the apartment, student housing, and manufactured housing sectors. Craig is a member of the National Multifamily Housing Council (NMHC), a four-time recipient of Realty Stock Review's Outstanding Analyst award, and a recipient of Zacks' Five-Star Analyst award in 2001. In 2006, he was recognized as the fourth most influential person in the multifamily industry by Multifamily Executive. Jeff Meister is the Chief Financial Officer of Green Street Advisors. He is responsible for all of the Company's finance and accounting matters and is a key member of the executive leadership team. Jeff joined Green Street in 2015 with more than twenty years of experience in finance and operational management. Before joining Green Street, Jeff spent ten years at Experian in a number of senior finance roles, most recently as Chief Financial Officer of Experian's Europe, Middle East & Africa region based in London. Prior to Experian, he spent 5 years at Hines Horticulture as Director of Corporate Finance, 4 years at Kieckhafer, Schiffer & Company as a Senior Manager and began his career at Coopers & Lybrand. Jeff earned a B.A. in Business Economics with a concentration in Accounting from the University of California Santa Barbara and is a Certified Public Accountant licensed in California.
Michael leads Green Street's U.S. REIT research team overseeing key areas of research coverage. Since joining Green Street in 2002, he has led or been involved with most real estate property types, including ten or more years in the office and self-storage sectors, as well as experience in health care, data center, industrial, diversified REITs, and lodging. Michael is a two-time recipient of the Wall Street Journal's "Best on the Street" award for the real estate category. Prior to joining Green Street in 2002, Michael worked in REIT investment banking at A.G. Edwards. He is a Chartered Financial Analyst (CFA) charterholder and earned his B.A. in Economics from Indiana University.
Cedrik has been with Green Street since 2004. He leads the firm's U.S. REIT research team and continues to head coverage of the net lease sector. Cedrik has in the past led coverage of the retail and industrial sectors and been co-head of the office sector in the U.S. In addition, he has led our European industrial research. During his time at Green Street, Cedrik has participated in the publication of research reports on almost 50 REITs and real estate companies listed in the U.S., Europe, Australia and Canada. Cedrik won the Wall Street Journal's "Best on the Street" award in the real estate category in 2008. He is a member of the International Council of Shopping Centers (ICSC) and NAREIT. His prior experience includes investment analysis with Sun Life Financial and REIT research at Fiduciary Trust Company International. Cedrik earned his M.B.A. from the Tuck School of Business at Dartmouth. He also holds a Master's in International Relations from the University of Toronto and a B.A. in History from Université Laval.
Andy leads Green Street's Real Estate Analytics team, which produces macro-, sector-, and market-level research and analytics on the commercial real estate markets. Andy and his team help bridge the gap between the public and private ownership of real estate and help clients value real estate in the context of the broader capital markets. Prior to launching Real Estate Analytics in 2013, Andy led Green Street's coverage of the Residential REITs for eight years, covering apartments, student housing, and manufactured housing. As a leading real estate research analyst, Andy has been quoted in the Wall Street Journal, Barron's, Forbes, Grant's, and The Financial Times, among other industry publications. He is a member of the International Council of Shopping Centers (ICSC), National Association of Industrial and Office Properties (NAIOP), National Multifamily Housing Council (NMHC), Pension Real Estate Association (PREA), and the Urban Land Institute (ULI). Prior to joining Green Street in 2005, Andy spent three years at PLX Systems working on valuation analytics for intellectual property. Dave leads Green Street's Residential Research team, covering the apartment, self-storage, student housing, manufactured housing, and single-family rental sectors. He is a member of the National Multifamily Housing Council (NMHC) and Urban Land Institute (ULI). Prior to joining Green Street in 2013, Dave developed and led the REIT effort at Zelman & Associates. Before that, he was a member of the REIT teams at ISI and Merrill Lynch. Dave earned his B.A. in International Relations from Tufts University and M.A. in International Business from the University of Florida.
Peter is a generalist who focuses primarily on overall REIT valuation and topics that affect all REITs. He joined Green Street in 2004. Prior to Green Street, Peter was an analyst at NERA Economic Consulting, where he focused on securities class actions. He is a CFA charterholder. Peter graduated with a B.E., summa cum laude, from Vanderbilt University.
DJ Busch is the lead research analyst for Green Street's regional mall coverage. For the past four years, he has played a key role in enhancing the firm's mall coverage including upgrades to Green Street's proprietary, interactive mall database providing quality grades on over 1,300 US malls. DJ has been quoted widely in the financial media including the New York Times, Wall Street Journal, Barron's, and CNBC. Prior to joining Green Street in 2011, he was an analyst at Telsey Advisory Group, where he covered retail companies in the discounter, hardline, and supermarket sectors.
Ryan is an analyst on Green Street's residential research team, covering self-storage, student housing, and manufactured housing. Kevin leads Green Street's research team covering the health care sector. Prior to joining Green Street in 2013, Kevin spent 10 years as an investment banker advising companies in health care and other industries. For most of his banking career, Kevin worked at Merrill Lynch, where he specialized in financing transactions, including equity and convertible debt issuances, and representing companies in pursuit of mergers or acquisitions. Kevin earned a B.S. in Finance from the McDonough School of Business at Georgetown University, and an M.B.A. from UCLA's Anderson School of Management.
Conor is an analyst on Green Street's residential research team. He covers the apartment and single-family rental sectors. Prior to joining Green Street in 2014, he worked on the buy side as a long-short equity analyst. Jason White is the lead research analyst for Green Street's shopping center coverage. Over the past six years, Jason has helped introduce new demographic analyses to strip center investors, including Superzips and Trade Area Power Scores. He has also played a central role in creating Green Street's proprietary strip center database, offering property-level data and analysis on nearly 2,800 REIT-owned strip centers across the U.S. Jason is a Certified Public Accountant (CPA), a CFA charterholder, and a member of the International Council of Shopping Centers (ICSC). He also is a member of the Urban Land Institute (ULI) where he serves on the Commercial & Retail Development Council. Prior to joining the firm in 2010, Jason worked at Ernst & Young in its Transaction Advisory Services practice, after which he specialized in apartment acquisitions for a private equity investor. Lukas manages Green Street's lodging sector and data center real estate coverage. Jim joined Green Street in 1994. During the subsequent 20 years, he was Green Street's lead research analyst covering REITs in a variety of property sectors including office, industrial, malls, strip centers, self-storage, health care and manufactured housing. Jim managed Green Street's North American Research, comprised of 30+ analysts covering 80+ REITs, from 2010-2013. Throughout his 22-year career at Green Street he has been quoted widely in the financial media and has been recognized as an All-Star REIT analyst by "The Wall Street Journal." Prior to Green Street, Jim worked for ten years as a real estate investment banker and construction lender at Bank of America in Los Angeles and Manufacturers Hanover Trust in New York. He earned his Master of Business Administration in Finance & Real Estate from Columbia University and his Bachelor of Administration in Economics from Duke University.
Phil joined Green Street in 2009 and is a Senior Vice President in Green Street's Advisory & Consulting Group, which provides strategic advisory and valuation analysis for a variety of companies in the commercial real estate business. He has over 12 years of real estate and capital markets experience. Phil earned a B.S. in Business Administration, with a concentration in Finance, from the University of Southern California and an M.B.A. from the University of California, Berkeley. David is a Senior Vice President in Green Street's Advisory & Consulting Group, which provides strategic advisory and valuation analysis for a variety of companies in the commercial real estate business. Prior to joining Green Street, he was Senior Director with a leading independent global professional services firm focused on corporate and transaction advisory. He also previously worked as a sell-side equity analyst covering REITs in the apartment, industrial, retail, office and self-storage sectors at an investment bank. Dirk speaks frequently at real estate industry conferences and has been quoted in The Wall Street Journal among other prominent industry publications. He is a member of NAREIT, ICSC, the Appraisal Institute, and holds California broker's and Series 65 licenses.
Dirk earned his Master of Arts in Business Administration, with a concentration in Real Estate, and a Bachelor of Science in Business Administration with a concentration in Finance, from the University of Florida. He is a member of the Real Estate Advisory Board for the Warrington College of Business Administration at the University of Florida.
Tim joined Green Street in 2005 and is the lead on domestic and international accounts as part of the equity sales team. From 2008 to 2011, he helped establish and lead the equity sales team based in London. Prior to Green Street, Tim held senior research sales positions with a number of regional/boutique investment banking firms. He brings 30 years of experience from the buy side and sell side of institutional money management. Tim holds a B.S. from Oregon State University.
Scott joined Green Street's equity sales team in 2008. Prior to joining Green Street, Scott held senior institutional sales positions with JPMorgan and Prudential Equity Group. Scott brings over 14 years of general and REIT-specific institutional sales experience. He holds a B.S. and a B.A. from the University of Alabama.
Seth is the Co-Head of the U.S. Equity Sales Team. Prior to joining Green Street in 2013, Seth was a member of ISI's REIT research team covering the residential and storage sectors. Previously, Seth was an institutional salesperson at Merrill Lynch and at Green Street. Seth earned his degree from the University of North Carolina at Chapel Hill, majoring in Economics and Political Science.
Damon has managed the subscription sales team at Green Street since 2006. Prior to joining Green Street, Damon spent twelve years in sales and account management for Rockwell and JDSU. Damon is a member of the National Association of Real Estate Investment Trusts (NAREIT) and Pension Real Estate Association (PREA). Damon received a B.S. in Engineering from the University of Illinois.
Kris is the Co-Head of the U.S. Equity Sales team. He joined Green Street in 2012, bringing more than 10 years of financial services industry experience. Previously, he held senior sales and account management positions at Charles Schwab and Churchill Management Group and was an associate in PIMCO's funds analytic group. Kris holds a B.A. from Concordia University and M.B.A. from University of California, Irvine.
Kevin joined Green Street's subscription sales team in Newport Beach, California, in 2009. Prior to joining Green Street, Kevin spent 10 years in sales and project management with Bloomberg and Interactive Data in their Fixed Income Analytics division. During his time with Bloomberg, he spent four years on the PIMCO trade floor as a project manager responsible for a proprietary trade order management system still in use today. Kevin graduated with a B.A from California State University, Fullerton.
Matt joined Green Street's subscription sales team as a manager in 2014 and is responsible for identifying opportunities that create value for our current and future clients. Prior to joining Green Street, Matt spent 13 years working for SUSS MicroTec/Tamarack Scientific, serving in an executive role in global sales and product management. Key achievements included the introduction of innovative product lines and adoption of new concepts by Fortune 500 companies. Matt received his B.S. in Mechanical Engineering from California State University Long Beach.
Rosemary leads Green Street's marketing effort and serves as the company's central point of contact with the media. Previously she was a member of Green Street's research team where for three years she played a key role in enhancing the firm's health care REIT coverage. Prior to Green Street, Rosemary managed a valuation team for RSM EquiCo, did strategic consulting for Interliance, LLC, and worked in corporate finance for Chase Manhattan Bank. She has published articles in the Los Angeles Times and Wall Street Journal Europe among other publications. Rosemary holds an M.B.A. in Finance from Columbia University, where she was a member of the Beta Gamma Sigma honor society, and a B.A. degree from Harvard University.
Randy leads Green Street's Product Management efforts. In this role, he develops and advances the firm's product roadmap to ensure offerings meet current and future client requirements. Randy has 20+ years of experience managing data and analytic solutions. Prior to joining Green Street, he served as Product General Manager for CoreLogic's public record property data business. He held similar roles with DataQuick in the real estate sector and Harte-Hanks in the technology market. Randy received an M.B.A. from San Diego State University. He graduated from Penn State magna cum laude with a degree in Industrial Psychology and is a member of Phi Beta Kappa.
Eric joined Green Street Advisors in Jan 2011 with over 10+ years of institutional experience. Prior to Green Street he has held institutional sales roles at Capital Institutional Services (CAPIS) and A.G. Edwards (now Wells Fargo Securities). He started his career at OppenheimerFunds as the Equity Desk Liaison in New York. Eric graduated with a joint MBA, MS in Finance from the Daniels College of Business at the University of Denver, and a B.S. in Business Administration from Colorado State University.
Murrie is a senior account manager with Green Street's subscription sales team. He joined Green Street in 2005 as a member of the equity sales team where for nine years he played a prominent role in improving the firm's service delivery to key institutional investors. In his current role, Murrie manages key accounts and works to maximize the value of client access to Green Street's services. Kat joined Green Street's subscription sales team in 2013 and is responsible for providing clients with efficient access to the most relevant Green Street analysis and data to help them make optimal capital allocation decisions. Previously, she worked with the Institutional Equities Sales traders at Barclays in New York City. Kat graduated with dual degrees in Finance and Political Science, magna cum laude, from the University of Connecticut.
Paul joined Green Street's equity sales team in 2015 and plays a prominent role in streamlining our service delivery to key institutional investors. He graduated with a B.B.A. in Finance from Southern Methodist University.
Ryan is an associate with Green Street's equity sales team, where he identifies opportunities to create value for key institutional clients. Prior to Green Street, Ryan worked at Wells Fargo in commercial real estate finance and at Steadfast Companies in real estate acquisitions. He also spent three years helping establish a start-up business in Southern California. Ryan graduated from the University of Southern California Marshall School of Business with a B.S. in Business Administration and an emphasis in Real Estate Finance.
Lauren joined Green Street's subscription sales team in 2015. She identifies solutions to client research needs and maximizes the value clients obtain from Green Street's research. Prior to joining Green Street, Lauren worked at AllDigital, Inc., serving as an account executive for the company's client relationships. Lauren graduated with a B.S. in Public Health Sciences and a minor in Political Science from the University of California, Irvine.
Michael joined Green Street in 2000 and currently manages the technology group. He is responsible for designing and implementing Green Street's various software applications. Michael graduated cum laude with a B.S. from University of California, San Diego.
Reagan manages the recruiting and human resource functions for Green Street Advisors. She is the central point of accountability for improved talent sourcing, selection, and retention efforts across multiple disciplines and locations. In addition, she confers with senior leadership to identify personnel needs and develop workforce planning strategies. The strong working relationships she has developed with Green Street leaders, community organizations, and universities create a partnership that enables GSA to obtain top talent. Reagan attended San Diego State University.
Chris is a Vice President in the technology group, primarily focused on web development. Prior to joining Green Street in 2005, he worked as a consultant for Provenir, makers of workflow and decision-making software and as a network security consultant with Verisign. Chris earned his M.Eng. in Operations Research and Industrial Engineering and B.S. in Electrical Engineering from Cornell University.
Kawika is an analyst on the technology team. He is a generalist, primarily responsible for overall REIT valuation and creating tools to help our analysts and clients make better investment decisions. He joined Green Street in 2004. Kawika earned a B.S. in Information and Computer Science from the University of California, Irvine, and he is a Chartered Financial Analyst (CFA) charterholder.
Jimmy joined Green Street in 2008 and currently manages the firm's accounting and financial reporting functions. He works closely with senior leadership to ensure the completion of timely and accurate accounting, budgeting, and tax matters. Prior to joining Green Street, Jimmy served as a senior associate at Ernst & Young LLP for three years, where he provided a variety of professional services for several Southern California real estate firms. Jimmy earned a B.A. in Business Administration with a concentration in Accounting and a B.A. in Political Science from the University of Washington. He is a Certified Public Accountant licensed in California.
Jaclyn joined Green Street in 2015 and manages the firm's accounting functions. Prior to Green Street, Jaclyn worked as an Assurance Manager at Ernst & Young LLP for over seven years, where she provided a variety of professional services for several Southern California real estate firms. Jaclyn earned her B.A. in Business Administration with a concentration in Accounting from California State University, Fullerton and is a Certified Public Accountant.
Robyn joined Green Street in 2000. She manages Green Street's compliance program, including monitoring all systems currently in place, registration, surveillance, and branch and regulatory audits, along with implementing new systems. She is the point person for interaction with the regulators. Robyn is a Certified Regulatory and Compliance Professional.
Brett joined Green Street in 2014 and manages the firm's financial reporting. Prior to Green Street, Brett worked for seven years in financial reporting at the Irvine Company, a real estate company based in Southern California. Previously, Brett worked for Ernst & Young LLP as a Senior Associate, where he provided a variety of professional services for several Southern California real estate firms. Brett earned his B.A. and master's degree in Accounting from the University of Washington and is a Certified Public Accountant.
John is the Managing Director of Green Street's London office, which he co-founded in March 2008. Prior roles during his nearly 25-year career with Green Street include Chief Executive Officer, President, and Senior Research Analyst. Before joining Green Street in 1992, John worked in the treasury department of Citibank in New York and the leveraged lending group of Security Pacific National Bank in Los Angeles. He earned an M.B.A. from Northwestern University and a B.S. from the State University of New York at Albany. His professional affiliations include the European Public Real Estate Association, the LSE Real Estate Economics & Finance Advisory Board, the Urban Land Institute, and the Young Presidents Organization.
Robin joined Green Street's London office in 2008 with responsibility for all operational and compliance aspects of the business outside North America. Prior to Green Street, he spent six years in London as co-founder and Operations Director for the Interest Exchange and the Property Investment Market, which created a new stock exchange for publicly traded property assets. For the previous eight years, he worked for Jardine Matheson & Co. and WorldWide Shipping Agency in Asia. Robin holds a BEng in Mechanical Engineering from the University of Edinburgh.
Natascha joined Green Street in 2008. She oversees the legal and compliance functions in Europe as well as being involved in many other operational aspects. Prior to joining Green Street she worked for a firm of solicitors and was involved in a number of start-ups across a variety of industries. Natascha holds a first class honours in Law from the Open University.
Richard joined Green Street's European trading operation in 2009. He has nearly 30 years of experience in trading, sales, and trading management in London and New York. Previously, Richard served as a senior sales trader and Head of the Nordic Team specializing in property stocks at Kaupthing Singer & Friedlander. His experience also includes senior trading positions at Danske Securities, BBV LatInvest, and SE Banken Enskilda. He started his career as a stockjobber at Wedd Durchlacher Mordunt & Co. Richard is a Financial Services Authority Registered Representative.
Andrew joined Green Street in 2014 and has over 25 years' experience of sales and trading in Hong Kong, Tokyo, New York and London. He started his career with Cresvale in Hong Kong and Tokyo, before working for UBS in New York and Morgan Stanley in London. Subsequently, Andrew was a partner at Redburn in London and founded and ran a successful Public and Investor Relations consultancy. Prior to his career in the financial markets, he served as an Inspector in the Royal Hong Kong Police. Andrew holds an M.A in Military History from the University of Buckingham.
Adam joined Green Street's equity sales team in November 2012. Prior to Green Street, Adam worked in Institutional Equity Sales at Macquarie Securities in London and before that at Fox-Pitt Kelton, the financial services focused investment bank. Adam began his career in the Corporate Finance division of Numis Securities, having completed a degree in Politics at the University of Nottingham.
Robin joined Green Street's equity sales team in 2014 with 26 years of experience in Pan-European institutional sales in London, Hong Kong, Paris, and Zurich. Previously, he was a partner at independent European equities house Redburn and distributed many of Continental Europe's largest privatizations while part of the Pan-European institutional sales team at UBS AG. His European specialization started at Nordic equities house SE Banken Enskilda, following the start of his equities career with County Asia Securities in Hong Kong. He holds an M.A. in Philosophy, Politics, and Economics from The Queen's College, Oxford. Robin recently qualified DELF B2 as a French language speaker.
Peter covers the European continental market from Green Street's London office. Before joining Green Street in 2010 he spent seven years as a research analyst for JPMorgan Securities; Property Investment Research, a pre-eminent Australian independent property research company; and various real estate private equity funds. He received a first class MSc (Hons) in Real Estate Finance and Investment from Reading University.
Hemant covers the UK and Swiss markets from Green Street's London office. He joined Green Street in 2008, prior to which he spent four years with Blackrock and two years in financial analysis with BT. Hemant is a Chartered Financial Analyst (CFA) charterholder. He was awarded a BSc in Economics with Business Finance from Brunel University and is a Chartered Management Accountant.
Alistair joined Green Street's sales team in 2015 and is focused on growing the European subscription business. He began his career as an Account Manager at the Depository Trust and Clearing Corporation (DTCC), a global financial services company covering institutional investors, hedge funds, and broker-dealers. Alistair graduated from King's College London with a degree in History and volunteered with Voluntary Services Overseas (VSO) and the Department for International Development during his studies.
