Valuation

Green Street is uniquely qualified to assist in the valuation of private REITs and real estate operating companies, and in identifying company strengths and weaknesses relative to the public REIT peer group. The methodology of our valuation focuses on net asset value ("NAV") and recurring cash flows. NAV is estimated by capitalizing the net operating income at prevailing market specific cap rates.

Utilizing our proprietary pricing model, we determine a warranted share price by ascribing a premium or discount to NAV based on key variables that have proven to impact the pricing of real estate securities. The variables include: franchise value, corporate governance, leverage, overhead and liquidity. We also provide a marked-to-market estimate of liabilities, taking into consideration the valuation impact of any above- or below-market-rate debt.
